Sometimes we buy the house ourselves — a quiet sale, no listing, no showings. Sometimes we represent you buying it. Either way the number is based on what the building actually is, not on what the last comparable sale says.

A roof at year nineteen or a permit never closed moves a sale price more than the countertops do. We price on the building, market it properly, and negotiate it through closing — usually with a buyer who is calling from New York, California or South Africa.
